First-time buyer programs in Stanislaus County
A clear plan, from your monthly payment to getting the keys.

Get your first-home plan
Buying your first home in Turlock, Modesto, Ceres, or elsewhere in Stanislaus County is exciting — and the paperwork can feel like a second language. Good news: there are statewide (and sometimes local) programs that may help with down payment and closing costs. Rules and funding change, so the right next step is always a current eligibility check with a lender who works these programs every week.
I'm Peter Balisha, REALTOR® with eXp Realty. I'll walk the house hunt with you and introduce you to lending partners who can verify what's available right now — not what a blog said last year.
What "first-time buyer help" usually means
Most assistance falls into a few buckets:
Down-payment assistance (DPA) — a second loan or grant that reduces how much cash you need upfront.
Closing-cost help — credits or paired programs that soften escrow/title/lender fees.
Favorable first-mortgage products — rates or terms aimed at first-time buyers (availability varies).
Education requirements — many programs ask you to complete a short homebuyer education course.
The best-known statewide umbrella many Central Valley buyers start with is CalHFA (California Housing Finance Agency). CalHFA offers products that can pair a first mortgage with down-payment or closing-cost assistance when you qualify. Exact product names, income limits, purchase-price caps, and credit requirements change — treat any list you see online as a starting point, not a guarantee.
Stanislaus County realities (process, not invented stats)
Homes here span entry-level condos and townhomes, older single-family near downtown cores, and newer subdivisions on the edges of Modesto, Turlock, Ceres, Riverbank, and beyond. Competition and days on market shift by price band. County-wide for single-family right now: median sold about $490K, average DOM about 36 days (MetroList MLS via TRENDVision, MTD Oct 1–27, 2026 vs same MTD 2025).
What doesn't change: lenders underwrite you, appraisals underwrite the house, and offers that are clean and well-supported still win more often than wishful ones.
A practical path if you're a first-time buyer
1. Talk to a lender early (before you fall in love with a house). Ask specifically about CalHFA and any city/county or nonprofit DPA still funding.
2. Get a pre-approval letter that matches the program you might use.
3. Complete any required homebuyer education so you're not scrambling under contract.
4. Define must-haves (commute, school preferences as your criteria, lot size, HOA comfort).
5. Tour with a plan. I'll help you read inspection risk and write offers that fit today's market.
6. Budget the full picture — payment, insurance, taxes, HOA, and a reserve for surprises.
Questions to ask your lender (bring this list)
Do I qualify as a first-time buyer under this program's definition?
What are the current income and purchase-price limits?
Is assistance a forgivable grant, a silent second, or a repayable loan?
How does assistance affect my rate and monthly payment?
What credit score and reserve requirements apply today?
Are there occupancy rules (will I live there as my primary home)?
FAQ
Do I have to be a first-time buyer for every program?
Many programs use a "haven't owned in the last three years" style definition — but not all. Your lender confirms.
Can I use assistance in Turlock and Modesto?
Statewide CalHFA products are generally available across California when property and borrower rules are met. Local add-ons come and go; we verify at the time you buy.
Will you pressure me into an offer?
No. My job is to make sure you understand the house, the numbers, and the process — the same way past first-time clients have described our work together.
